Its Home Improvement page lists repairing or replacing carpeting, flooring, trim, cabinets, countertops and drywall among the work that needs no permit. Repairing or replacing existing plumbing fixtures in the same location needs a Minimum Plumbing Permit, and adding or altering an electrical circuit needs a Minimum Permit. Anything that adds or relocates mechanical, electrical or plumbing systems, or involves construction, structural improvements or demolition, needs a full permit. It also reminds owners that CC&Rs are a civil contract between the property owner and the owners’ association, that the City of Scottsdale does not enforce them, and that it is the owner’s responsibility, not the city’s, to know them before a building modification. Yes. Curbless and low‑threshold showers, wider door openings, comfort‑height fixtures, bench seating and properly blocked grab bars are all standard remodel work for us. Two things worth knowing. First, the ADA does not apply to a private single‑family home — the U.S. Access Board says so directly — so no contractor can honestly certify your bathroom as “ADA compliant.” What we can do is build to the ADA Standards’ dimensions, and say so plainly: grab bars mounted 33‑36 inches above the finished floor, 1¼‑2 inches in diameter, with 1½ inches of clearance to the wall, and a roll‑in shower at least 30 by 60 inches with a threshold no more than ½ inch high. Second, and this is the part that has to happen during the remodel: the ADA Standards test grab bars against a 250‑pound load. That means solid blocking behind the tile while the wall is open. Grab bars added later, into drywall anchors, do not carry that. If accessibility is anywhere in your plans — even years out — tell us before we close the walls.
