Attic and Insulation Questions from Mesa Homeowners
How much attic insulation does a typical Mesa home have?
It depends on when the house was built. Homes from the 1950s and 1960s near downtown and in west Mesa often have only a few inches left, much of it compressed. Homes from the 1970s through the 1990s were insulated to the codes of their day, and loose-fill insulation settles over time. My Mesa home has a tile roof. Can you still install a radiant barrier?
Yes. The radiant barrier goes inside the attic, on the underside of the roof deck and rafters, so the tile is never touched. Concrete tile is common on Mesa homes built from the 1980s on, and it stores a lot of heat during the day, which makes blocking radiant heat at the deck worthwhile. We also check whether the roof sheathing already has a radiant barrier, which is common in newer East Mesa homes, so you do not pay for a second one.
Will a solar attic fan work in my Mesa attic?
In most attics, yes. A solar attic fan runs on its own panel, so it works hardest on the hottest, sunniest days and does not tie into your home’s electrical system. It needs enough intake venting at the soffits or gables to replace the air it exhausts; without it, a fan can pull cooled air out of the house through ceiling gaps. We check intake venting during the assessment before recommending a fan.
Do older Mesa homes need the old insulation removed first?
Not always. If the existing insulation is dry and clean, we add new insulation on top of it. Removal makes sense when the old material is contaminated by rodents or pests, damaged by a past roof leak, or so compressed and uneven that it no longer performs. In those cases we remove it, sanitize the attic, and install new insulation on a clean start.
