Tempe Heating: Postwar Ranch Homes and Chilly ASU Nights

Tempe has the oldest housing of the five cities we cover around Phoenix. The Census Bureau’s 2020–2024 American Community Survey puts the median home at 1984, with 41.2% built before 1980, including 24.2% in the 1970s and 11.5% in the 1960s; the 1970s and 1980s together account for 46% of homes. It is also the most electric: 78.4% of occupied homes heat with electricity, through a heat pump or electric strip heat, and only 18.5% with utility gas. Southwest Gas lists Tempe among the communities in its Arizona tariff, so gas furnaces are still part of the mix.

Many of the older homes are postwar ranches. The City of Tempe’s historic preservation directory lists the Roosevelt Addition, platted in March 1946 and built out from 1946 to 1950 in brick National Folk Ranch style, and University Park, developed from 1945 to 1960. Date Palm Manor, built from 1953 to 1959 on a former date grove south of Broadway, was the city’s earliest postwar custom housing development. Homes this age have usually been through several heating systems, and the ducts, electrical connections and drains are often older than the unit, so we check them before sizing a replacement.

Tempe nights get colder than many people expect. NOAA’s 1991–2020 normals for its Tempe ASU station show an average January low of 38.5°F, about 10 nights a year at or below freezing, and roughly 1,180 heating degree days. The ASU station reads colder than Phoenix Sky Harbor, where the normal January low is 46°F and freezing nights are rare. On permits, Tempe City Code Chapter 8, section 105.2, exempts replacing an air conditioner, furnace or heat pump in the same location with one of equal or lower BTU, cfm and amperage rating in a single-family home. A larger unit or a new location needs a permit; we’ll tell you whether one applies to your job.

Frequently Asked Questions — Heating Services in Tempe, AZ

Do I need a permit to replace a furnace or heat pump in Tempe?

Not for a like-for-like swap. Tempe City Code Chapter 8, section 105.2, exempts from permits the replacement of an air conditioner unit, furnace, heat pump or evaporative cooler in the same location, with equal or lower BTU, cfm and amperage ratings, in a detached single-family home, duplex or townhome, including minor changes to the connections. Moving the unit or going to a larger one takes it outside the exemption. We check the ratings before we quote and tell you whether a permit applies.

Colder than the airport readings suggest. NOAA’s 1991–2020 normals for the Tempe ASU station show an average January low of 38.5°F, about 10 nights a year at or below freezing, and roughly 1,180 heating degree days, against a 46°F January low at Phoenix Sky Harbor. With 78.4% of Tempe homes heating with electricity, a heat pump that is low on refrigerant or has a failed defrost control shows up fast on those nights, which is why we check both during a heating tune-up.

Age (15+ years), rising energy bills, frequent repairs, and uneven heating are signs. We diagnose and give honest guidance.

Yes. Our phones are answered 24/7. For true emergencies we dispatch a technician between 6 AM and 7 PM. Call (623) 240-9892.

Tempe’s historic districts include the Roosevelt Addition (1946–1950), University Park (1945–1960) and Date Palm Manor (1953–1959), and 41.2% of Tempe homes were built before 1980. Homes of that age have usually been through several heating and cooling systems, and the ducts, electrical connections and drains are often older than the unit; ducts may run through a tight attic, or the equipment may sit on the roof. We measure the heating load and inspect the ducts first, because a like-for-like swap keeps the permit exemption but is not always the right size for the house.
