How does Mesa’s hard water affect my water heater?
It builds scale. The City of Mesa reports average hardness of about 12 grains per gallon in the City Zone and about 16 in the Eastern and Southern Zones, and recommends setting water softeners to 16 grains. In a tank heater, those minerals settle as sediment that insulates the water from the burner or elements, so the unit works harder and holds less hot water. In a tankless unit, scale coats the heat exchanger. Flushing a tank and descaling a tankless unit on a regular schedule, more often in the harder zones, is the simplest way to protect either one.
Do I need a permit to replace a water heater in Mesa?
Not for a straight swap. The City of Mesa does not require a permit for a residential replacement of a gas or electric water heater with a like-for-like model of equal or lesser rating. It does require one to replace a gas storage water heater with a gas tankless unit, and the city asks that the serving gas utility be notified before a gas appliance is placed into service. Does SRP offer a rebate on heat pump water heaters in Mesa?
Yes, for SRP customers. SRP currently offers a $500 rebate on an ENERGY STAR heat pump water heater with a Uniform Energy Factor of 2.8 or higher that replaces an existing water heater and is installed by an Arizona-licensed plumbing contractor before April 30, 2027. You need more than a year of SRP residential service, new construction does not qualify, and you apply online within six months of installation with the paid invoice. Your electric bill shows which utility serves your home. Confirm current terms with SRP before you schedule.
Can I switch from a gas tank to a tankless water heater in my Mesa home?
Usually, but it is more than a swap. A gas tankless unit needs far more gas at full fire than a tank, so the gas line often has to be upsized, and it needs its own venting and a nearby electrical outlet. In Mesa this change also requires a building permit, and depending on your address the gas comes from either the City of Mesa’s gas utility or Southwest Gas.
