Does Scottsdale require a permit to replace a water heater?
Yes. The City of Scottsdale requires a permit for water heater replacement, and it can be obtained by the homeowner or a licensed contractor, online through the city’s eServices portal or in person at the One Stop Shop on Indian School Road. Is there a rebate for a heat pump water heater in Scottsdale?
It depends on your electric company. Your electric bill shows which utility serves your home. APS does not currently list a heat pump water heater rebate. SRP currently offers its customers a $500 rebate on a qualifying ENERGY STAR heat pump water heater that replaces an existing unit and is installed by an Arizona-licensed plumbing contractor. Income-qualified households may also look at the state’s Efficiency Arizona program, which since September 1, 2026 covers heat pump water heaters only when they replace an existing electric water heater. Check your bill, and confirm current terms with each program.
Where can a water heater go in a Scottsdale home?
Scottsdale’s water heater guidelines set out a few rules. A water heater installed in a garage must be elevated so the pilot, burner or heating element, and switches are at least 18 inches above the floor. Gas-fired water heaters are not allowed in a bedroom, a bathroom, or any space reached only through one. Units in closets or attics need a drain pan and a drain line so a leak does not damage the ceiling or floor below. If you are relocating a water heater or changing its type, those rules shape where it can go.
My north Scottsdale home waits a long time for hot water. What are the options?
Long pipe runs are the usual cause. In a larger home, the far bathrooms can sit dozens of feet of pipe away from the water heater, and all the cooled water in that line has to run out before hot water arrives. A recirculation pump keeps hot water close to the fixtures, either on a timer or on demand. Where total demand is the problem rather than distance, a second water heater or a larger unit may be the better fix. We size the solution to your fixtures and how many run at once.
