How hard is Tempe’s water, and why does the range vary so much?

Tempe blends several sources: most of its water is SRP surface water from the Salt and Verde Rivers, supplemented by groundwater wells and Colorado River water. For a water heater, the practical point is that scale builds faster in some parts of the system than others, so if you hear sediment noise or see scale on fixtures, flush more often than once a year.

Plan for heavier use. A house with several adult tenants can draw far more hot water in a morning than a typical family, so size the unit to the number of bathrooms and occupants rather than the old tank’s label. Flush it at least once a year, test the temperature and pressure relief valve, and make sure a closet or attic unit has a drain pan and line. A leak detector or automatic shutoff valve is inexpensive protection when no one reports a slow drip. Our phones are answered 24/7. On permits: Tempe City Code Chapter 8, §105.2 exempts replacement of a water heating appliance of the same type, fuel source and location, at equal or lesser rating, in detached single-family, two-family and townhome dwellings. Yes, for SRP customers. SRP currently offers a $500 rebate on an ENERGY STAR heat pump water heater with a Uniform Energy Factor of 2.8 or higher that replaces an existing water heater and is installed by an Arizona-licensed plumbing contractor before April 30, 2027. The account needs more than a year of SRP residential service, new construction does not qualify, and the application is filed online within six months of installation. Your electric bill shows which utility serves your home. Confirm current terms with SRP.

There are three. A standard electric tank is the simplest replacement. A heat pump water heater uses far less electricity for the same hot water, but it needs space and airflow, which suits a garage better than a small closet. An electric tankless unit sounds appealing, but whole-home models draw a very large current, and many older Tempe homes do not have the electrical service to support one without an upgrade. For income-qualified households, the state’s Efficiency Arizona program covers heat pump water heaters that replace an existing electric unit.

First, shut off the cold water supply valve at the top of the heater to stop more water entering the tank. For a gas unit, turn the gas control to off; for an electric unit, switch off its breaker. If water is spreading, open a hot water faucet and use the drain valve with a hose to lower the level in the tank. Then call us. A leak from a fitting or the relief valve can often be repaired, but water coming from the tank itself means it needs to be replaced.
