Drain and Sewer Questions from Glendale Homeowners

My Glendale home was built before 1970. What should I know about the sewer line?

Homes from that era usually have a clay tile or cast iron lateral running to the street, and both age in predictable ways. Clay joints separate and let roots in, and cast iron corrodes along the bottom until it cracks. Neither usually fails all at once; the first signs are gurgling drains, slow drains throughout the house, or a backup after heavy use. A camera inspection gives you the pipe material, its condition, and the location of any defects before you commit to a repair.

In the older neighborhoods, yes. Mature shade trees planted decades ago have had a long time to find the moisture seeping from clay and cast iron joints, and once roots get inside they grow into a mass that catches everything flowing past. Cutting them out restores flow for a while, but they return through the same joint. A lasting fix seals that entry point, either with a sectional repair or by lining the pipe.

Standard drain cleaning runs a cable with a cutting head through the line to punch through a clog and restore flow. Hydro-jetting uses high-pressure water to scour the full inside wall of the pipe, removing the grease and scale a cable leaves behind. For a one-time clog, cabling is usually enough. For a kitchen line that keeps clogging, jetting after a camera inspection is usually the better value, because it removes the buildup the next clog would catch on.

The most common cause is a dry trap. Every drain has a water-filled trap that blocks sewer gas, and in a guest bathroom or floor drain that goes unused through a Glendale summer, that water can evaporate. Running water in each drain for a minute often solves it. If the smell persists, the likely causes are a failed toilet wax ring, a cracked drain or vent pipe, or a sewer line defect, which a smoke test or camera inspection will locate.

Sewer line replacement and new drain piping generally require a permit and inspection through the City of Glendale. Drain clearing, hydro-jetting, and camera inspections do not.
